Stick to same turn over rehabs like most have said, buy in bulk when possible if you have enough properties to use materials on, and deff don’t charge tenant repairs. I offer my tenants incentives, not charges. Keeps them around much longer.

It is a great option and I plan on doing it with my personal property as well for summers in Florida since I am becoming a snow bird.  Just remember you need to really put away all of your personal items into a locked room, you cannot just have junk laying around. The companies now are pretty strict with who they choose to work with and one bad review could sink this entire idea.

Are you personally occupying a unit that will have the other 3 units cover mortgage? Because if so, go for it.

I was once a 19 year old tenant and I was ****in awesome, so I say rent to them. Just collect first/last/security

I get between 4-6 and get by just fine. Don’t mind sleeping off a weekend hangover though. And I second everyone’s opinion of The Miracle Morning: it is fluff garbage for funneling sales into his pipeline. “Tell yourself you are amazing for 10 minutes every morning” -_- GTFOOH

Get a job at a property management company or real estate brokerage doing admin work? You could learn the industry and gain experience. Good luck!

Worse come to worst just pay your realtor 3% outside of closing if the property has that much equity in it. I’d pay 9% for a killer deal
