I hardly see the difference between the "guru's" getting 25k for selling a well designed package of information, vs you getting 50k for writing a book on BP, or me hitting a 100k assignment fee on a deal. Either way we are selling something that someone is buying. The amount of money should have nothing to do with it, because at the end of the day it is what people are willing to pay.

I love the irony of all of this: BP’s Anti-Guru Army.....who all pay $300 a year to post on a website and get pitched online webinars and books on a weekly basis. I hope Joshua Dorkin is laughing all the way to the bank.

I’ve been offered to make educational courses by the best in the game and turned it down because I always thought the “guru” route was not my thing...but I get asked on a weekly basis if I had an educational course people could purchase or enroll in l, and it’s honestly kind of made me reconsider because I would like to help people. I don’t think there should be such a stigma behind it because nobody is forcing anybody to hand over their money and take the class, and from what I have read they have pretty good return policies if you are not satisfied with the course. I don’t know though. I’ve never sold a course or purchased one.

Turn key can be a great place to start because, well, its turn key. No dealing with contractors, realtors, or headaches(hopefully! and if you do, at least a good TK company will be right beside you helping out every step of the way)

I love colorado, my family lives in Denver, but man oh man are some of the markets hot right now! We have been buying all of our rental properties in Cleveland at the moment and have been loving it. Let me know if you want to talk about our experiences more. I'd be happy to share.

I have probably bought/sold more 32805 than any other person on this entire site so let me chime in.

150k is too high

your ROI is too low

there are better options out there.( I just sold a beautiful lake front condo I owned in Downtown Orlando for 145k that is a 13% ROI)

Dont get suckered into this nonsense. 32805 is being sold on speculation at the moment and the sellers are all laughing their arses off. 

It sounds to me like you are paying retail on the property. Do you know if there are any distressed assets in the market that you could purchase and renovate? That is the way to go IMO if you are looking to refi in 5 years or less.

Orlando is a super competitive market, and I don't want to rain on anyones parade but I would say there are only maybe 20 of us in the city that can make full time flipping our job, and thats only because we have been doing it in our local market for 10 years or more. 

That being said, I do wholesale and own a investment focused broker in the downtown area and would be happy to talk to you more about this. I just dont want you to get here and be like "oh damn, where did all the deals go?" because that is def. the case at the moment.

Hey Ginger, I am curious as to what your budget for B class neighborhoods in the turnkey arena is? 80k+? 100k+?
