Actually the deal already closed on March 6th because all the bank wanted to see was that there were (now) written leases. The issue now is that two of the tenants appear to be trying to get out of paying the rent that was due on March 9th and March 15th so we are trying to collect the March rent from them. 

Man thats a hell of a situation with your inherited tenants. I hope everything works out for you! Grandma did no one any favors in this case.  Good luck with everything! I am curious as to how this pans out.

 what year? I quit even looking once it went online. Took too damn long in the morning for the auctions with all the international buyers flooding in.

Ugh man I miss buying at the courthouse in person, and being able to take home a new property every other day. I remember one time we had 14 renovations going on at once! I couldnt even imagine buying 14 flips THIS ENTIRE YEAR ughhhhhhh

I have really been loving working in Cleveland the last year or so. The city is cool, the people are nice, the rental demand is strong, and the beer is tasty. What more do you need from a city? 

We have personally purchased 30 rentals in Cleveland and have sold a good bit of rental properties to friends and other investors as well. I really like it up there, if I didnt already live in paradise, I could see myself living in Ohio City or somewhere cool in the Cleve. 

What are you guys doing in Ohio? Flipping? buy&hold? Commercial? It seems like there is a decent opportunity for everything in Ohio right now.

first 5 rentals were wholesale deals my partner and I got stuck with, which ended up actually working out great! Now fast forward a good bit and we own a good amount of rentals personally and also sell turn key to other investors looking to hold high ROI property in their portfolios. Just buy one, see what happens, learn the ropes, and keep on hustling! good luck man!

Yeah for sure if you could just fire up the flux capacitor and take us back to 2009.

But yeah no, there are just not really any flips in general unless you are being super creative and adding sqft,etc.

Are you a lender or a borrower?

I have done both, point I was making is that money is pretty cheap right now, but if its a more complicated situation with a non recourse loan, I get it.

This is more than we pay for hard money in general so I would be weary.
