I cannot speak for any other market than Cleveland, but we have had good luck with the multi family we own in our portfolio at the moment. We have been able to pick up good MF in C class neighborhoods for less than 50k a door and have had good tenants and rental rates keeping us around or above a 8% cap. We are currently renovating a few MF buildings that we will eventually sell "turn key". Shoot me a DM if you want to talk more about MF in Cleveland, always happy to talk shop!

There are plenty of areas nowhere even near disney that are great investments. BUT that being said, its all about what price you can purchase the asset, and what you plan on doing with it. Our rental market tough right now to pick up great rentals, and our flip market has a ton of competition bidding on properties. A lot of my friends are either sitting on the sideline, or are looking into other markets at the moment. We personally dumped our rental portfolio here except for 5 houses and have been purchasing out of state instead.

Were they trying to unload them to you? Are they looking to sell the entire tape, or do you think they will end up listing them on MLS?

A lot of great post here. I dont know what I would do with myself if I actually tried to stop working. Talking shop is one of my favorite conversations and I don’t think I could ever give that up. Have been collecting rental properties along the way while still practicing real estate in Orlando and Cleveland. Maybe one day I’ll hang this hat up, but for now I am 28 and am not finished yet!
