I agree with @Larry Turowski - clean them up, add some little accents to follow that theme in the room a bit, have fun with it, and make sure its clean.

I second @Mike Bonadies and add that sometimes the taxes can be higher then comparable prices for some other local towns in the area that have similar rents.

Welcome Bryce - Keep consuming the Bigger Pockets podcasts, go to the webinars, and look at as many properties as you can. The more you places you get through the more you will understand things like termites, plumbing, foundation issues, water in the basement, asbestos ... and the list goes on. Offer to help others for free, people that are actively investing. Move boxes, run errands, whatever. Your payment won't be via paycheck but in the form of a real world education that will pay for years to come.

@Quinyana Mosley I'd suggest offering something of value for them ... volunteer to run errands for them or something that would be a help to them to get things done or lighten their load or bring them business. :) Otherwise they have to stop working to mentor you. There are people out there with big hearts and love to help others, but if it seems like you are just taking their time up ... Good luck!! Also there are tons of podcasts and such of very successful wholesalers who share their experiences.

Make some relationships, keep a list of investors, network, etc. If you have buyers and not enough properties that's a good thing. If you have properties and no buyers :(

I tend to listen to all the podcasts for the sake of general knowledge and education, but there are definitely investment strategies that make more sense for my scenario than others. Maybe you can start with the end in mind ... are you looking for cash flow like rentals ... a potential full time business like wholesaling ... completing one flip a year for the experience and for a side hustle? So many options indeed, and they may very well change over time. How much time can you devote? Can you find a good mentor? Good luck!!
