@Tyler Fretz one of the great ways often mention here at BP is the house hack. You can do that as a single family home or a multi-unit home. @Lauren C. can chime in on that ;) There's quite a few ways of course. I spend a lot of time in the car so I'll put in 10-20 hours of education each week, lots of BP stuff for sure. It helps. Reach out if I can help.

Quite a few South Jersey investors on BP - we have monthly meet ups and talk pretty often amongst one another. It’s a great community and a great mix of professions and people. Hopefully many of them will chime in. :)

@Nelly R. Right - most people think, "I'm pre-approved for $100k ... $40k is no problem!" I warn them that that's probably not the case and to call their lender. I did have Navy Fed tell me they would write one at $38k. Unfortunately I never got to see if that was true as that transaction fell apart for another reason.

@Nelly R. that's a great question. That can be a difficult scenario, often made even more difficult by the property condition or other scenarios that make just the low loan amount an even more complicated situation. If you need just the $35k loan and that's it maybe you can borrow from someone, from an asset like a 401k or IRA, or take out an equity line on a home that is currently owned. If you need $35k PLUS renovation costs that could be a different scenario that, as a higher total financed amount someone may be more likely to finance. Hope that helps a little. Maybe @Anthony Susco some thoughts. :)

Asking for referrals is a good way. Agents are like any profession - there are greatly varying skill sets and abilities, work ethic and more.

Depends on what you are looking for. Some area will cash flow more - some will appreciate and hold value better. You can invest anywhere depending on the what you buy it at and of course rehab costs, etc.
