You just make your offer to the executor and their attorney will take care of the approval. You need to get someone to look at the water problem.  Write in your contract that it is subject to inspection and then get someone to look at the basement.

They both matter, but if you don't mail consistently no mail piece will do the job.  

-Consistency is #1.

Like Rick said; you have to address the problem and offer a solution that works fro them.  I send different letters.

In my area I mail once a month. You need to scrub you list after a few months to see if any are sold.  Because I add the new probates month after month I end up with a lot of names. For that reason, I only mail the decision maker; I don't mail the heirs.  

I only use white letters for probates; never postcards or yellow letters for this group.

Folks need to get over the idea that they are at a disadvantage if they are a business or if they portray themselves as a business. Like @Dev Horn and I were discussing earlier; it's a real person that shows up at the door - not a business. And it is that person's job to earn the sellers trust. 

People actually feel confident about the deal when they are doing business with someone that they know has a real business.   

I also only use professional, computer generated white letters. (It's fine to use copy paper). I  want to look like I am professional; trustworthy, reliable and one that can close the deal.
