@Elizabeth Colegrove -  Whiteboards are magical.  Using whiteboards is a great way to plan; to lay everything out. It is also great for keeping track of  marketing and other things you want to keep on track in your business.  Something great really does happen not only when you write goals down, but when you actually look at them every day.

Probates and absentee owners are two of my favorites too.

I would start with absentee owners (out of state) first.  The reason is that you can buy a list and have your first mailing out in a week. 

Then call your local probate court and find out how to get that information. You can then add those as your second strategy.  Probates are some of the most motivated sellers of all.

Third would be a lead generating website.  This takes a little time, but once it is working for you it will continue to bring you leads.  You can send me a message if you want more information on websites.

I believe that your goals should be staring you in the face daily not sitting in your computer or in a drawer.  

What I have done for years it put everything on a whiteboard in my office.  You can get a big piece of whiteboard at Home Depot - 2'x4'for about $10.   I put all my goals on there, where my business is today and my plans for my business all up on that big whiteboard. You will be amazed at how many of the things come to pass just by writing them down and looking at them daily. Do this and I can promise you things will be very different in 12 months.

Red flags everywhere.  Anyone that is that big of a hurry usually has another agenda. Her husband is in the area; go see him, and definitely don't skip the background checks and check the sex offender websites.  

My daughter is a property manager for over 200 SFH's and a bunch of commercial property. She would tell you that there are just too many red flags here to not do a very thorough background/credit check. Good luck with that one.

Pat live isn't doing their job if they can't take a simple message and get the basic information for you @Wayne Woodson .  @Christoper Hunter - that would defeat the purpose of having them pick up the calls. I personally speak to someone of authority at Patlive myself and try to resolve it.

Those statistics were real estate specific. Even though they came out a few years back, they are still good.   It takes a while to build that "know, like and trust" factor with these folks. 

I am not opposed to door knocking, but as @Jon Klaus pointed out it's just not a scalable business model.  It would be a much wiser use of your time to work on a lead generating website or even call folks on the phone.  I don't recommend that you ever call probates unless you have already spoken with them.

Same here @Jon Klaus.  When it comes to probate it's not at all unusual to buy a property at around the 1 year mark.  Most people have quit mailing long before that time.

As @Martin Scherer pointed out, it's all in having consistent direct mail "campaigns". About 85% of your deals will come at or beyond the 5th mailing.  That's the secret to successful direct mail campaigns; keep mailing.
