Does anyone have any good lending options for lower end price point, section 8 rentals.

I have a small portfolio of 6 or 7 SFR that I'd like to acquire, they don't work for a number of lenders as the value on the occupied properties is 35K each. The other properties in the portfolio will be 45-50K after rehab.

If I recall, there was a well known commercial lender who would do this, but can't remember which one... 75% LTV in a commercial loan, rates around 5% with 30 year amortization... also can't recall if it was recourse or non, this needs to be non recourse unless I bring in a money partner on the deal.

Our Retirement accounts are in Vanguard accounts.  I haven't called them yet, but from the research I've done on their website, they don't offer a checkbook or  Self Directed.... I will need to confirm this.

What are your reasons to switch plan providers, if your retirement plan is already a solo k? In your original post, you mentioned looking for a manager. Most Custodians/ Administrators of SDIRA's and Solo 401(k) are prohibited from providing investment and tax advice, so you would want to seek out that kind of advice from another professional.

The process for this does seem much simpler, our retirement is already a Solo 401K (realized this once I read the description)... so now it''s a matter or moving it ....

I haven't heard of this as an option.  Can you tell me more about, and what the benefits are vs a Self Directed IRA?

Yes, I want checkbook control for sure.  
Random fees are a frustration to me, I'd rather know the rate, have it be a little more, but not be nickled & dimed.

I'm trying to assemble and fund a BRRRR portfolio in Alabama. The portfolio would contain 4 SFR (single seller) + 2 SFR (owned by other people/entities).

Looking for non-recourse funding for acquisition, repair & Refi for hold.  Are you able to handle any or all portions of a deal like this.
