@Anthony Holloway I would consider Ohio as well. There are a lot of out of state investors on BP who have properties in Toledo, Cincinnati, Dayton, Cleveland, and Columbus.

@Isaiah Jones consider Ohio as well. There are a lot of out of state investors on here who have properties in Toledo, Cincinnati, Dayton, Cleveland, and Columbus.

@Megan Elliott There are free tenant management softwares out there that can assist with this. I know with some you are able to sign documents electronically so Mom and Dad can do it virtually without being in town.

@Megan Elliott If you're relying on the university to provide tenants, this may not be the year to make the leap. However, I've seen some really great ROIs for a lot of our college landlords.

@Daniel Luna here are two that I would recommend:

  • What Every Real Estate Investor Needs to Know About Cash Flow - great for getting a handle on financial analysis. A lot of people skip this but it's a huge advantage if you can work through it
  • Every Landlord's Tax Deduction Guide- is a really good book on taxes and setting yourself up for success as a landlord

    @Jeff Campbell being in a flood zone did  not stop me from buying a property in Covington, KY. Getting flood insurance was really cheap and the property is over a mile from the river, it was a no brainer for me.

    @Trey Rittenhouse Great to hear you are taking your first step in investing so young. It is definitely something that is doable as long as you both have the right mindset going into it. I'd suggest signing a lease and make it clear you are the landlord and he is the tenant. This is the best way to keep your friendship after he moves out.
