When evaluating a property management company, it's important to look beyond just the management fee and consider the full scope of services and costs involved.

For example, at our company, we charge a 10% monthly management fee, a $250 lease renewal fee (unless it’s a takeover tenant, which requires additional effort to establish a strong relationship - because usually people are changing pm companies for a reason), and the first month’s rent as a leasing fee. Unlike many other PM companies, we don’t charge additional fees for maintenance calls, which often run around $75 elsewhere. Because we are vertically integrated, we can streamline operations and avoid many unnecessary costs, ultimately saving our clients money.

Another crucial factor to consider is the experience and investment mindset of your PM team. My husband and I have personally flipped, built, and own rental properties, so we understand firsthand how critical it is to not only maintain good tenant relationships but also to protect and enhance the value of your asset. When choosing a PM, make sure they prioritize both.

We actually use Notion for this. It is basically like a wiki page for our company. It is live and able to be edited or changed anytime. Our employees can get in there anytime and find any company info easily. Just an option, we love it.
