Research to see if Texas has a website that list contaminated land. I know in California we do. You can alway get a engineer soil survey.

Asbestos left alone and not damaged is ok to be left in place. I recommend you get a permit if required to fix replace the ducting. The build code in california do allow you to leave asbestos ducting. Hire a license hvac guy and have him check it out. If he say the ducting is in good shape you should be find because you did your due diligences. Keep all reports and permits for tour record. Most rental do not know or ever aware of lead or asbestos in the house. Check if your city require you to disclose this before renting.

Alot of homes do not have 5ft setback. They have 3ft set which is done back in the old days. If it looks like 2ft then the fence is most likely not at the property line and is off. You need to hire a surveyor to get a more accurate look of the property line.

From experience 3ft is usually right on. Don't measure from the fence because it could be wrong.

Hello Bri, 

Meetupss are great please to network and get information. One thing tho everyone is usually promoting something so don't get turn off by that. I been to a few and some are way better then others. I recommend you attending the ones that have 50+ in attendance. 

Real Estates has different roles, I think it a good idea to focus on one thing you want to do.

Right now I am debating on mulit-family or SFR flips.

I am guessing whatever I can find first. Good luck and welcome.

 The answer to your question is on the city website. The planning department. You can try to search the city ordinates. Each city is different. I can give you an example.


Here in Hayward, You can use up to 40 percent of the lot. The lots has to be minimum of 5000 sqft. Most homes are about 1000sqft. So technical I can add on another 1000sqft.

 But wait there are other thing you need to consider. There is a front set back of 25ft, and rear set back of 15 for the main unit. Then you need 5ft set back on both sides.

The answer to your question is on the city website in the planning dept. 

My opinion your lot is too small.

Why would the owner do that unless he the one living there himself. You can add anything to the contract. It best in writing. Talk to your realtor or lawyer have them add it.

Let me try to chime in and help out. In California code enforcement issue code violations. They could be different violations from Health and Safety code or even city ordinates.

This is what you should do if you want to know what they are or to correct them. 

Stop by the building department where they issue permits. Tell the counter person you want a permit for (address in question). They will tell you what you need to do to correct the problem. Usually they will be a HOLD or STOP work for the address.  Normally, if it was code enforcement they have a CE case open and then it is get referred to the building department. You can ask to speak with the Code enforcement officer and get his feedback.

The CE case will describe what the code violation were for the address.  Example: Unpermitted bathroom remodel, Un-Permitted Kitchen remodel, Etc, 

At this time you can ask to get a permit for the code violation in question. Then schedule a consultation with a building inspector to get guidance on what they want fixed.

Hello Matt

I been doing some research on rent control in Oakland and it is pretty tough. One of the rules that stood out to me are. 1. You can no evict someone if they are ill or sick for any reason. 2. You cannot evict anyone older then 60 I believe.

If they lived there longer than 10 years. The rent control is getting tougher in Oakland and are only going to get worst. Just hope that you got a good deal on the property and are cash-flowing with the long term tenants. It might be hard to get new ones and raise rent. Good luck to you.
