We see and welcome some subtle softening in the multi family arena that makes that space more reasonable for everyone involved

Falling of a cliff ? We don't See it happening in the short term.

The needed softening for all this overheated value or belief in such , is what we are beginning to see and embrace to get back to a more balanced marketplace .

My beer bet for this being prediction flopping hard ,is pretty safe for the October and the near future .

-and man I love beer :)

I would acquaint  yourself with the math to reflect how current or improved rent and all cost deliver cash flow for the tenant or value over time in a buy and  pure hold strategy 

Most investors do this on their own however they love a professional who understandS how to make these investments really perform

Example of using “Skip Tracing”: That empty house you drive past every day that you’ve looked up who owns it, sent letters that get “returned to sender”, can’t find it through taxes, property records, phone numbers, names etc. When you run into that situation pay a skip tracer a FEE to run it to ground so you can buy it directly at a discount.

That’s not how you will find retail clients anyway. Those are Owner Occupied and are easy to find. You can make great prospecting list on your FMLS connection as an agent.

I would keep an eye on your skip tracer buddy. They aren’t out to do you any great favors. As a GARE Agent you can’t pay them a fee from your commission. Big no-no.

Start early , delay some early gratification and stay aware of how unconscious fears will hold you back if you let them

whew that 's a lot to digest right there. I have been fortunate and lucky to have avoided much calamity from renting my metro Boston units. that's not all from wisdom. That was gained over time and simply being lucky until I learned more. What guided me in the early years was gut instinct. Outside of checking through the tenant due diligent boxes , trust and follow your gut

this doesn't line up from a new tenant checklist and absolutely doesn't feel right

I  would hate to see this set back your future investment plans with a wrong tenant at this early stage

Ahhh the elegance of REAL marketing for todays market.

The separation between high  performance  while  having the courage to show yourself is a truly compelling package.

I would show more of who you are and what you love while hiliting how you continue to bring real value to your customers  in your stories. Who doesnt want to work with a true profession who they can even relate to .

You may find your begin to attract new relationships because they relate to who you really are on top of running your business really really well

Enjoy this process and kudos on finding the nerve to put YOU out there.

 Well  done on all that learning  you invested in and  now the action your about to take.

This should be just like parenting ; its not so much whats said but what you do that reflects your belief.

Working with an agent you align with who actually  invests will get you working with the person who lives and believes in what you want to do  for your self and your family

It should be a nice alignment that should help deliver the experience and property your after
