It looks like you've put some thought into this deal. As long as you do your analysis, run the numbers conservatively, and account for the issues, it may be worth it.  A key would be using the experienced investors to assist your analysis if you've not already done so.  If it is a good deal, the financing should be available.  I wish you well and keep us updated on your progress.

@Matt Roberts..Try Union Home Mortgage I believe they can do smaller loans.  I hope this helps.
