I'm not sure if helpful, but are you able to use a piggy back loan to assist w/ the down payment.? Otherwise shopping around sounds like a good plan. Sometimes banks out of state that loan in multiple states are an option.

ListServe is helpful but can be overwhelming with the options. In Anson Young's new book Finding and Funding Great Deals, he breaks it down to the basics and how to build on it as you go. Not a plug, but just read that tonight.
