Hello Ryan M. And welcome to BP I find driving for dollars the best way to find potential properties in this market right now. Anything in the MLS is being gobbled up right away. As for the other markets, I'm in the Charlotte area. Curtis Waters has several turnkey properties that might fit your passive cash flow strategy. Best of luck to you.

The comps for the existing houses would not work. I've found a couple new builds after tear downs and replacing with much bigger houses that are going for over 450k. The one in my example is pending sale at 480k.

Hello BP Charlotte. I've come across a property in the Villa Heights neighborhood near uptown Charlotte 28205. I know that area is under transformation. I saw a property sell there for 226k for a 2/1 990sf on .40 acres I know that property is not worth it there. Also found a home there 4/2 2300 sf two blocks over in same neighborhood just sold for 480k. I'm assuming they are tearing down and rebuilding. Can anyone break down a rebuild in that area? I'm trying to understand the numbers there and if I truly have a deal on my hands. My potential property is a 3/1 1100sf it is on .36 acres. It would be a 200k wholesale deal. Any thoughts would be great. Thank in advance.

Welcome @Anthony Thomas to BP  Just as @Jill DeWit said it is a great resource for you.  If you have any question you cam usually do a quick search and find answers and if you can't just ask.  Most everyone is very helpful and willing to share their experiences with you.  Also get out into the community and get to some local meet ups.  You can find several at meetup.com under real estate.  Best of luck to you.

Hello Jordin Boyd I'm new as well and I'm on a very limited budget as well. I'm not using any sources. I drive for dollars. I haven't got the phones ringing off the hook yet but I have got a couple call backs. Mostly no's but it does seem to be working. I actually use blank cards I get from dollar tree. I hand write each one very much like a yellow letter. Very short and sweet. I plan is to mail the same addresses for a total of 7xs. Mixing up the format between mailings. I resend every 4 weeks. After the 7th mailing I file and will follow up at a later date. Like I said in the beginning I'm new as well so this may not be the most effective way of doing it but with my time and budget it works for me right now. I hope this helps. Best of luck.
