Welcome @Kevin Rangel  Just like any relationship it must be a win win for both. Figure out what you can bring to the table even if it is just spare time to help with things. You have the right idea about doing whatever to help. Goto a local meeting.  Get there early and help set it up. Soon enough when you develope a relationship you will get your mentor. Best of luck

listsource.com is one of the most common places to get a direct mail list. Also there is a blog on wholesaling that gives another list website.

You've come to the right place for a wealth of information. There are meet ups just about everyday of the week. If you search meetup.com under real estate investor you will find several groups. The top ones in Charlotte are Metrolina Charlotte REIA and Hobby Millionaire. There are several people here from those groups.
