Post: Need a GC for a 4-unit rehab in Chicago

I've rehabbed a couple of units but nothing this big. A -4-unit, SW side, needs plumbing, electrical and 4-units rehabbed. I have a great plumber who is not licensed. He's given me a price on the job. I have a great rehabber who can do the apartments. I need either a licensed plumber and electrician to pull permits or maybe just get a GC who can. Anyone know a good GC who could give me a bid and be willing and competent in performing the work?

Not sure I understand. If you pay faster, you owe less and pay less interest. You build equity faster that you can use to buy something else and, once the payment is gone, you have higher cash flow, cash in your pocket. You are saving money by paying less in interest. I don't think it's that bad an idea, especially if you're older like me and may not live to see the end of the 30 year mortgage.

I'm with Dennis M. You can make good returns on bad areas. You can't expect appreciation. But you can make it on the rent. Still, I don't want to own in an area I can't go and fix something if I have to.
