LOCATION CHANGE LIBERTY STATION--Stone Brewery***** 2816 Historic Decatur Rd, San Diego, CA 92106 NOT the Downtown location.***** There is just not enough room at the downtown location for 40 people.

Hi All!

After the success of the last San Diego Social hosted by @Olena M. we have decided to continue with the tradition!

We have moved to Stone Brewing Tap Room in San Diego which will have more parking and easier to hear one another. 

Olena and I will arrive 30 minutes early to snag a spot as there is a lot of open seating and we will have name tags out with a BiggerPockets sign. If you are having trouble, feel free to call me at 760-220-6532 to locate us. 

If you did not attend last event, this event is not sponsored by anyone, and there will be no presentations. Simply come to meet and greet other real estate investors and real estate professionals from San Diego. Everyone is welcome.

It's always hard investing in a Vacation Rental market that your money making season is only a couple months out of the year. 

Are you sure Jersey Shore is that seasonal? What are all the reasons people travel to the area? Look for vacation spots or travel spots people are traveling too multiple times throughout the year for different reasons. Tourist destination/hiking and skiing/venues, etc.

CA, let alone Palm Springs, is just regulation heavy. I am personally avoiding buying properties where I think in 5-10 years the regulation might even be worse...

You want to make sure your in touristy areas. Every town will have different occupancy averages. Are people traveling to this area all year round? Why? (More of a question for yourself, not to answer here :)  

We snag 90% occupancy pretty easily, and at the moment, we only use Airbnb.

if you will only be a student for one more year. I would take that time to just save, save, save. Don't worry about buying a house now. Focus on getting internships and just the best paying job possible once you graduate. Live cheaply and see how much more money you can save by the time you graduate. 

It might be worth it to find a job that you can commute, reasonable too, with a lot more affordable duplex/triplexes. Or, find a house that is close to the college, and rent out 2/students per room. By far one of the easiest ways to house hack as a college age student.

This was literally our first investment :)

We have a vacation rental, across the country. As others have noted, the biggest things you need to find our a reliable and FANTASTIC cleaner (this is key) and also a great handyman. A lot of the management actually comes from just being available, making sure items are stocked and that your cleaner has the tools they need.
