We allow insta-booking (it ranks you higher), but have never needed to decline a guest. But do be weary of any guest that isn't 5 stars. It's hard for a host to give out less than that.

Luckily for us, we had already realized people that don't stay in our property aren't as...well, as nice as people that actually stay in our own residence (we STR our extra rooms).

When we decided to get the nest (after having to call out an AC guy), I already knew I wanted to lock the thermostat for the point pointed above. My wife and I agreed a reasonable temperature to lock it was 69-80 degrees. It allows the guest to still be chilled it if they want it cold, but not enough were it will hurt our AC for running hours on end. We also have it automatically set to AWAY when it does not detect movement. We haven't had any complaints.

Hi Jenny, Superhost here. You guests will be a mixed bag. 80-90% will be awesome. But you will have problems with at least 10% of them. And the more separated they are, the worse they tend to be. We have people stay in extra rooms in our own residence and we also have a full time rental for STR. By far, the people that stay in our extra rooms are more courteous, respectful and leave the place in better condition.

Superhost here, Ron is correct. When we buy our units, we make sure that he have buffer in case the market were to drop. What are you in? Have you looked at other Airbnb's in your area to find out what the slow season is?

I do it all from here :) Across the country lol. 

We are actually huge fans of Florida so we go out twice a year and gives us a chance to get eyes on the property. Actually, I was just at Disneyland yesterday lol.

We are as close as you can get to the parks, we understand why people are going to the area and we try to capitalize on it. 

I have a lender here that actually does lending out in FL. Let me know if you want to touch base with them.

Honestly, it depends. It goes back to the original questions--why are people traveling there. What market are you diving into and why?

Personally, what I invest in depends on the market. I was just looking up a market for a colleague and it is COMPLETELY DIFFERENT than what I am purchasing in my market. It really does go back to the original question--who is traveling there and why.

Woops, just came back to the thread and saw you had another question. 

I personally don't buy in seasonal areas. There are places in almost every market that bring people in for different reasons. For me, part of analyzing a property/area is WHY are people coming to this area. Now, every market will have "slow seasons" but my goal is to find places that it's so season is still moving along at a decent pace.

When everything is said and done, before paying Federal/state, I am aiming for 900-1000/month. You have more expenses in STR so it's good to have that kind of spread. You never know when your next guest is going to damage something.
