Is it 60k GROSS or NET? With vacation Rentals, we can easily bring in 50k+ a year, but we only see a fraction of that.

Cleanings, replacing supplies, we are responsible for all utilities, etc.

You will also need a hub for the Schlage lock to make your home a "smart" home.

BY FAR, I love the Schlage lock. 

As a guest I have used the August lock and I hate it. You have to download the app, hope it works, wait for it to unlock everytime...

For my Schlage lock, all I need is the last 4 digits of their phone number and Viola! They have a personal code for their specific stay.

Just for sanity sake I would do it by the whole house. Also, I've heard of many stories of clients that book a "shared space" only to show and and be confused on why they didn't get the whole house to themselves.

The first thing you need to get is a cleaner and a darn good one. Nothing will ruin your Vacation Rental faster than a review stating they found hairs in the bathroom from the previous guest. 

You can call around and start getting quotes, the nice part is on Airbnb they at least have to pay for it so it "usually" doesn't come out of your pocket. I say usually because you will still be spending a few hundred in supplies every month if you are providing a nice rental. I.e. coffee, towel replacements, etc.

It's going to be extremely difficult to find anything in that price range for SoCal, let alone Orange County.

How much longer will you be a student? How much could you save till you get out of college?

I would say if you don't want to manage it yourself, look for a Superhost that knows the area that is 80-90% booked. It appears that Evolve underprices their listings to get you fully booked. If a Superhost is managing in your area, they "most-likely" will be looking to maximize their profit for you and for them while providing a great guest experience.

I know people may disagree with me here, and I am a superhost with Airbnb properties, but I totally understand cities limiting it to just primary residences. 

Sadly, guests do party. I hate it just as much as the next person, but that is reality. I couldn't imagine living next to a house that had a different party going every weekend. 

Now here is where I think cities need to get a little creative. Big cities like Tahoe and San Diego, should accept this is a coming model and ZONE for it appropriately. This way people know what they are getting into, and it creates a tax revenue for the city.

If a city planned and zoned for it, I think this would make everyone happy. Investors, the city and homeowners.
