We strive for 5/5, with that said

The "Extra" Amenities include, a few cokes in the fridge, a welcome tray with some snack when they arrive (Picture attached), beach towels for the pool, apple cider for special occasions, comfortable bedding, something you would actually sleep in in your own home.

Keyless entry at front door where you can change code

We also added a keyless entry to our master to make us feel more secure

Welcome trays are a nice addition

Clean EVERYTHING inbetween stays. Make sure a single hair can't be found in the bed, bath, etc...

Have a nice guidebook

Have a paper that asks for positive and negative feedback.

I definitely agree on Airbnb-ing extra rooms if you have em. The biggest time commitment will be flipping them if you are doing it yourself, but it does bring in some nice extra income. We do this in our own property and we do own dedicated Airbnbs.

If you are truly okay with downsizing, it might be a good option to sell than. Mind you, the market could keep going up! No one has a crystal ball but if you are willing to take what you have gained it might be a good opportunity to invest in a market you have wanted to jump into.
