@Ethan Cooke hit it on the head. I only have 1 light on inside and the porch light on for check in date, including as Ethan wrote above, welcome basket, etc.

Capital is Cash.

I was just in another thread and a guy was asking "How can you get an investment property with less than 20-25% down" and long story shot, you kind of can't. Not necessarily impossible, but by far the easiest way people get those properties is putting down the necessary capital (cash) on the property to purchase it.
Once you get a taste of investing, the most limiting thing will always be your own cash.

I agree with @Nathan Gesner, why isn't your property management handling this!
There are many problems here.
Also, what did they pay? I think they paid too little. After having problems with my first STR stay as well, I make sure I am ALWAYS priced appropriately, it screens 80% of the bad tenants. I also personally don't allow people to stay longer than 2 weeks for the points pointed out above, stuff gets tricky when they stay 30 days or more in your house.
