Super rich folks with PM can wear Jack Nicholas Sweatpants and get away with it. The way I see it is that you don't have to wear a suit but you should show some respect for the other person in a business setting to spend 10 minutes and 50 bucks on our outfit.

Cashflow and Inventory seem to be related but they are mutually exclusive.

Dead man last words. Jk It really does not matter if it's a buyers or sellers market. As a investor you should know what you are doing by locking in a purchase price and your Cashflow sheet. If you going for Cashflow then does it Cashflow and how much buffer do you have if the rents take a dip? If your going for appreciation and it's costing you money to hold on to the asset you would be screwed for 5-10 years waiting for the market cycle to correct.

I had this happen a few weeks ago. I the landlord paid for it. It was a glass door but the fishy thing was that the glass was on the outside and the story was that a burglar. Ultimately they did have a police report which I got if it is made up or not who knows. My rentals are usually B or better so I will pay or it. If it's b- or worse I might have played it more firm.

I don't really have a business. I like helping people make a portfolio of investments properties like I have. I am awkward introverted engineer so no special social skills here.

You know the saying where a girl can sense a "desperate guy" a mile away? I think its the same thing about sensing people are trying to sell you or build a fake "relationship". So I think the take away is just help people and give free information... if they want to buy from you then they will, if they don't then the crap your selling just ininst that good. This is the modern way of marketing that works on folks ago <45-50 who have the internet/Reddit/BP as resources.
