I use the Heloc as the final emergency valve. Not a fan of using it to use as downpayments unless you know it is for the short term.

If your looking to throw it out to Non accredited people then beware. To take someone's 50k which is their last few cash is to create a pain in the butt investor. I think Trowbridge is one of the leaders in this.

I have a tape of 8 SFH in Ohio. They rent for 600-650.

If you want to go as far as breaking out vacancy from rent up fees. When you have turn over 50% of rents usually go to PM.

A lead investor with the experience can put together a fund or syndication which pools money together to go after bigger deals. You the passive investor puts in most of the money is along for the ride.
