A friend of mine owned a facility. Had someone come in pay 6 months in advance, fictitious Id's. loaded it up with hazmat materials and has never been seen again. That's the only nightmare I know. beside breaking in to them.
Another friend has built an empire of them and had closed his transmission business. Just managing his units now. He installed fences and auto gates. Loves it.
Sounds like Scott is the man to talk to about it.

did you sign a 6 month exclusivity buyers representation agreement with them?If so they may have a case. I only sign for the current deal going.

Rehabbing my HUBZU buy right now. Went through My realtor. Was a little different that the conventional ones I had bought. But nothing totally out of the question. I am just glad my realtor has a sense of humor. It's a learning process every time I buy another website house. They are legit. I do own my house, and now the rehab is going well.

also I don't provide refrigerators, that way they take it with them.

Clean it up, get it back ready for rent. continue on. Document everything.
If you want to sue, sue. I have a few judgments in my file cabinet. only person who got paid was the lawyers. If they had good credit the would be buying not renting.
We have threatened to call Department of human services on the conditions they had their children in. It's amazing how quick they show up and clean up the place in two or three days. We have our own clean up guys now. Usually have it ready to rent in a week or so.

laminate is out for me. I just had a laminate floor trashed by a lady and a wet mop. have went to ceramic tile everyplace but bedrooms and carpet in bedrooms. will see how this works. I now have printed out "care for laminate flooring instructions "for renters and we go over it when they move in.
Also just purchased another rehab tearing out the laminate damaged with water looks like they kept dogs in the bedroom. I feel like they can buy and take there area rugs with them when they leave.
I am considering the new wood looking ceramics showing up in my area.

An interesting story, I was involved in.
House was for sale on court house auction. bidding went to $59.900 . bank bid for 62K. and was offered to bidder. A few days later was listed on MLS and I bought for 42K.
This was my first buy and hold. I couldn't understand why the 20K difference. I was told by another person unofficially that it was the way to get rid of all other lien's on the house. So that it could be sold. I don't know if that's true, but the appraised value is in the low 80's. and I have rented it out for about 10 years now. I stay away from auctions.
