Way to go Nathan, an education, nice work, and a profit on a depreciating asset. 

I'm working on a house now. Trying again for my first flip by myself. I have always bought and held. Mostly with partners. Lots of new experiences in this one.

I have a fire dept meeting , on Thursday night . haven't got the replay link to work ever. wish I could see these seminars.

Mine was a mobile home park. 

The city said to bulldoze everything down.

I negotiated with the bank, the city and my scrap hauler. Bank wanted it off the books. City gave me 30 days to show a major improvement, and 6 months for rehabs. 

Scrap guy offered  me a third, him a third and his buddy a third.  I sweetened the deal . him 1/2 , his buddy 1/2  and I get it done in 30 days. 

That park is the most profitable property I own.   Citys happy and banks happy.

I have a realtor that sit down with me, we set parameters and she set me up to receive auto emails from my criteria. I get from 6 to 25 listings a day from mls listings. I still search other places and  find some I bring to her too.

they wanted 35k from us.didn't get it from me. Was a motivational time. $199 seminar was worth the entertainment value. If I gained one thing it was worth the trip.

I went to the fortune builders seminar. 200 bucks. Was a great motivational time.  I took lots of notes. Absorbed everything I could.  but I wasn't about to spend the $35,000 dollars they were asking me for.  I figured I could buy another house with that money.
