With Thanksgiving just days away it reminds me of the
Thanksgiving rule of doing business with family...
Don't do business with anyone you're going to have
to sit around the Thanksgiving Day table with until the end
of your life.

Texas, right? She's going to be buying a house there,
right?
So outright selling is the best thing.
There is no capital gains tax on your own home up to
a certain limit. Have her check with her tax advisor.

Remember, it wasn't the Realtor who initiated this
it was my friend (who reminds me alot of you Ryan).
He's in construction, and has a sixth sense. He can
glance at a building and say, "the roof is bad".
He just "knew" that that house was going to be his.

You make a good point. When I saw the reference to
percent I was in the wholesale mindset thinking that
he meant that the price he bought for would be
such and such a percent of the ultimate value.
But looking at the title I can see that I made the
very mistake of understanding that Christy's post
does such a good job of clarifying.
The two -- wholesaling and birddogging -- are different
roles and have different compensations.
