Did you intend to occupy when you got the mortgage
and then things came up and you ended up not living
there?
Or did you do this on purpose?
If on purpose...besides the legal dangers, you need
to have a mirror talk with yourself about your goals
and the fears that are keeping you from them.
You will find that you will not prosper with a cheater's
mindset.

Usually you find a property and put it under contract.
Then you find an investor and sell it to him for a fee...
frequently $5,000 but it can be anything that you
both agree on.

That's a new one on me, I'll have to think about that.
Don't know of a site offhand, but some terms to master:
CAP rate [ a real biggie ]
ROI Return on investment
NOI Net operating income
TIC Tennant in Common
Others will no doubt pitch in.
Sometimes some people are just gifted...
Short Story:
A buddy of mine wanted to buy a new house for his family to
live in. He was driving around looking, and saw a house that
immediately struck him. "There's my house" he said to himself.
He called his broker and said to her, go to such and such a
house and make this offer. "But it's not listed for sale" she complained.
"You'll do it if you want to remain my broker", he said.
She went to the door and knocked. A man answered and she said
her spiel. He looked at her in amazement and said that
[i]just that morning at breakfast he and his wife discussed selling
their house.[/i]
She told him the offer. It was exactly what the couple wanted. She
went back to her office, finalyzed the deal, and in due time my
friend moved in.
Really almost scary when you think about it!

Ryan, you are spot on! I think that there is an element
of jealousy going on sometimes, and the fear that the
other guy might be *making money* from his investment
and that the guy he's making it from is me.
Then subconsiously is the thought that if he makes money from
me...I somehow must be losing money.
If the deal is right, I will make money. I not only don't care if he
makes money, I positively welcome it. I want everyone to prosper
in this business.
Just a note...
I signed up on Tuesday but have not received the
free ebook as of yet.
Not good. :crying:
Luckily, it was free...and he did not ask
for credit card info...just the usual email, etc.
I'll report back when I get the confirmation and the book.
