Hello and welcome to the forum!

And yes...you can call it flipping. We all do!

Let me comment on Plano, since I live there.

Plano is holding its values pretty nice, but hasn't seen
a heck of a lot of appreciation -- not when comparing
it to California. There has been appreciation, but not
anywhere close to California.

If you buy a house for $280,000 and want $2,800 a month
in rent, and someone can afford it, then they can afford a
mortgage to buy their own home. Think?

But a home like that is in the middle range, like Ryan said.

A million dollar home you could rent for $2,800 but then you
would be getting way less than 1%.

Let me echo those sentiments! You're not the first
lender who has jumped into the pool because of the
fun he saw his clients having.

Hello!

This question is frequently asked. Indeed, this whole section
of the forum is devoted to answering that question.

Read about six months of back posts (no kidding!) and you'll
begin to have the answer to your question.

Ryan, I'm glad you added a few words to this topic.

Folks, Ryan does exactly what this poster was asking
about at the beginning of the thread. And I wish he
had told you all a bit about how he markets his
properties.

I'm not saying that a brand new person could do this
in this way, but he has a lot of contacts, and when he
gets a house he gets on the phone and starts telling
them about it.

Frequently he sells it that way -- no open houses, no
ads in the paper. So his experience will be different from
someone just beginning.

I echo Ryan's words of welcome, and say to you --
we're glad you're here.

I hope we all can profit from you years of experience.
