Hey @Jordan Tinning, another great way to generate leads is the driving for dollars method. You've probably already heard of it but in my opinion it is one of the most beneficial things to do when getting started. It gives you a sense of your area, creates your own unique list, and is pretty cost effective as well!

Hey @Ashley Johnson, I don't know/don't think a lot of people will have an email template because it is unlikely that you will be reaching out to them in that form. I guess if you do have a lot of emails of potential sellers though an email could be structured a lot like a direct mail letter and there are a ton of examples of those throughout the BP forums just search Direct Mail Letter Formats.

Hey @Charles Ramos, my best advice would be to listen to a bunch of BP podcasts on the topic of wholesaling. It is a great way to learn about what a professional wholesaler looks like and how they grew their businesses. There are probably at least ten podcasts on wholesaling specifically and they are packed with information on how to start your business. Another good resource is Max Maxwell, he has a youtube series which is helpful as well. 

On the legality side I would search on here for other posts that talk about Texas specifically as it varies from state to state.

Hey @Christopher Lucas a lot of times a title company can give you a rough estimate on how much their closings normally run all in. Just give them a call and mention you will be going through the process soon and they are usually willing to help you with that estimate. If you are part of a REI group in your area I'm sure some investors in there would know and could point you in the right direction to a good title company as some can close faster than others.

@Raheem Mentor Yeah what the guys said above is definitely true, your first step should be going through your counties property appraiser/assesor website and they should have all the owners' names and owners' home addresses. People normally get into skip tracing if they want to do cold calls instead of direct mail or if they are having a hard time reaching the owner with mailers. 

@Eric Adobo Hey Eric I would say it is all a numbers game and it will take some capital upfront before driving for dollars will start paying off monetarily. One benefit of driving for dollars though is the knowledge you gain from learning your neighborhoods and the condition they are in!

Hey David, from the research I have done and listening to the podcasts I believe by outright purchasing the home it clears a lot of the legality headaches away! I think the podcast with Brett Snodgrass talks about this and how they do a complete purchase in their wholesaling business.

Hey Brook, I would say that if you are driving for dollars you should probably be databasing all your leads in some way. I just use Zillow to mark down my homes while I drive and then transfer them to an Excel file but there is a wide variety of ways to do that. I'm guessing that mailers might be your next step and a database is almost required for that but it sounds like you are off to an amazing start with the vacant leads! How did you end up finding the homeowners who were out of state?? Some sort of skip tracing?

Hey @Craig Curelop are you charging a cleaning fee for the unit each stay and how much are you able to clean it for? The only reason I ask is because at a certain point I can only lower so far and then I would go below the cleaning rate. I'm guessing your cleaning fee is constant but how have you outsourced the cleaning?

I would say it depends a lot on where you are located, if you are in a resort town in Hawaii or somewhere exotic it could take a greater hit. But if you are in the states I think people will always be traveling and many people see AirBnB as a cheaper alternative to hotels anyway. So if there is a recession many people will still travel but will look to cheaper accomadations such as an AirBnB over a hotel room.

Hi Theodore, I used facebook ads briefly but did not see many results. I had the ad directing traffic to my website but did not end up getting any calls and it can also get expensive pretty quick based on your market, your keywords, and what strategies you choose. That being said I am definitely not an expert with facebook ads and in some markets it could be cheap enough to justify the leads it brings in. Do you have a website landing page already set up?
