Hey Colton, I was in the same place about 4 months ago and yep the biggest thing is to start finding leads and a great way to start that process is driving for dollars. It gets you super familiar with your area, creates cheap leads, and can be repeate. Think its a great way to start off.

Yeah definitely make contact with as many as possible, its all about how many people you can reach and working up your funnel. I think mailers are a good and affordable way to get started but you can also get phone numbers eventaully to make more direct contact! I have not personally done a mailing specific for deliquent taxes, mainly because I haven't been able to get it from my county yet, but I have heard it is a great list for motivation. Good luck!

I would love to know if anyone has a good contract as well! I am just getting started and have done one deal but would love to be able to feel more confident in my contract. I found one through BP but it lacked terms on proration and that came up in my first deal. @Chad Jett the contract in tools->fileplace maybe could be a good start but definitely needs some additions.

Not saying one way or another if you should do the class but I will say I have listened to a lot of the BP Pods and Tom Krol's is one of the few guests who also offers a class/service and there is probably a reason BP picked him and have very rarely had on other people who offer the same classes. Now I don't know details on the program, or if it was running back when the podcast aired but might be something to think about.

I have my first closing this week and am very excited but was wondering if I should/need to attend closing or should I just let the end buyer and seller go? Is it mandatory that I go or not? What are your experiences with this?

Yeah even if it doesn't end up as a deal the experience of negotiating and talking with a seller is solid and will make you more confident for your next call.

Hey @Tyler Hall, I think there is definitely some benefits to going to college just to get a basic level education but depending on where you end up going it could be tough to get a great return for your education. I am kind of jaded towards colleges right now, I've probably listened to to much Gary V and those types of guys, but its all about the effort you put in and what learning style suits you. There are incredible resources outside of classroom, books, youtube, Gary V etc. that won't be touched on in any class you take. But I would say it is all what you make it. If you go the college route NETWORK, this can be one of the biggest benefits.

Hey @Richard D., I am just getting started as well but found this guy named Max Maxwell on youtube and he has some good content on setting up your business. Don't know if you've seen his stuff but would definitely recommend him and wholesaling inc.com!

Me any my parents did something very similiar to this at Indiana University here in Bloomington. Ended up buying a duplex and living in one side with roommate while the other side is used as an AirBnB. Really is crazy how many visitors a college campus can bring in!

Yeah, you really do just have to work at getting good at ballparking estimates on your own. This can take time to learn your area and your prices but it will make you a lot more credible if you are able to give your end buyer a solid idea of the work needed.
