I see you have made only a few posts here on BP and are fairly new to the industry. I hope this post drives business to you if that is your intent.
You are completely mistaken about much of what you have stated here.
RTR does not sell any properties, so no, anyone you are referencing did not buy any properties from RTR. You could have easily seen this looking at public records or reviewing purchase agreements.
RTR is a national online education company and marketplace for properties. Yes, we have many sellers and builders throughout the country that sell their properties through our marketplace, including national builders like DR Horton, Century, Lennar, Dr Horton, LGI, Toll Brothers, etc. As with any property purchased, it is always the responsibility of the buyer to conduct proper due diligence. Buyers do need to take responsibility for any investment they make (whether that is physical homes, stocks, REITs, notes, etc.).
Any numbers on our website come directly from the builders/sellers of properties. And no, no person is required to use any lender whatsoever. All lenders require a 3rd party appraisal before purchasing the property.
Also, I will tell you that anytime someone reaches out with issues, we always stay involved to assist them and often even contribute financially in cases where appropriate (and when people are professional in their demeanor). You will see hundreds of reviews on BP showcasing that, even when someone vents online about having a bad experience first. When we continually hear about issues from any particular builder, rehabber or seller, we do not allow them to continue to showcase properties on our website.

RTR has been around the BP site for over a decade and has thousands of positive reviews & comments. We've help many people reach their goals. I generally ignore a lot of these types of posts, but I thought it would be good to add some clarity for future audience.

I'm glad to hear that your wife has made a full recovery.
Taking the initiative to spend time with your family is most definitely not something you will look back on and regret. I commend you on making the decision to do that.
It sounds like you made some good RE investments during this time as well and have quite a bit of equity to potentially use to invest. Definitely a balancing act, but it is good to run the numbers on ROE (return on equity).
If you have a hard time financing properties conventionally, I would look at DSCR loans both for new purchases and HELOCs. I would recommend speaking with @jeff welgan with Bluprint mortgage for both those options. They do great work for a lot of our investors in similar situations as you. If you are evaluating the right property that cash flows well, you should not have a hard time qualifying for a DSCR loan, and a HELOC on your investment property if that is something you would like to do.

Could this potentially be someone who is actually just happy with quality service and investments that my company provided to them?
It appears you seem to think that isn't possible.
I'm not sure what your motives are here.
No, we do not provide any discounts or incentives for investors to post on BP. We just try to do our best to set people up for success investing in some of the best locations in the US (as proven by the multiple positive posts you keep referencing).
@Saheed Alam if I'm wrong in any of this, feel free to correct me.
We absolutely encourage our investors to share their experiences with others, including on BP and any other REI networks they are a part of. There was a time when BP supported new investors sharing their success stories and encouraging them...which does not seem to be the approach you take with any of your contributions. But hey, keep posting on RTR threads. We will take the free PR. With more comments that equal more eyeballs.
RTR has been in the BP community for over a decade and we have more 5 star reviews on BP than any other company here. So I think our track record and reputations speaks for itself.
If you are on BP to grow your own business, a better approach would be to collaborate with companies that are clearly supported in the BP community and do volume.

I'm most certainly happy to answer any questions you have. RTR has been around BP for more than a decade now and we have thousands of forum posts from investors if you search Rent To Retirement in the forums. I've posted many links to some of those forums below for you to review to hopefully assist in answering your question. We also have >275 five star reviews on BP (more than any other company on this website).
We work across the nation to identify the markets that offer both attractive cash flow and appreciation. That also means we have insight into many different markets throughout the US vs just being focused on one or two markets. There definitely are markets that do cash flow well currently putting down the normal 20% to 25% down, even with interest rates still relatively high. It's all about finding the right location. You can pretty much make any market today cash flow if you put enough money down, but it depends on what your goals are.
One unique option we make available to our investors is to buy the interest rate down significantly on loans where you can get rates into the mid to low 4s on a 30yr fixed loan. RTR pays for the rate reduction, not you. That certainly helps to increase cash flow in multiple locations.
We have a strong focus on A class, new construction properties in growth markets. We have partnerships with the nation's largest builders (DR Horton, Lennar, Century, Toll Brother, LGI, etc.) where we work with their wholesale division to offer steeply discounted prices on new construction properties in some of the best locations in the US. Those wholesale discounts are passed on to you as the investor & are significant. The average discount is between $20K to $30K where you can use that however you want. You can take it as a price reduction on a home to have a new construction property acquired below market value (with immediate equity), you can take it as cash back to cover part or all of your down payment, or a combination of options like buying the rate down, cash back & price reduction. The choice is 100% yours! This is a unique way we are able to help our community be strategic investors to acquire assets at discounted prices they would not be able to on their own along with ensuring properties cash flow well in multiple markets. We also have all the teams in place you need to handle property management, insurance, lending, etc. This is a full service investing option where we guide you through the process to assist you in developing and investing strategy/plan and help you manage everything with the property long term. Our business model is very unique and you won't find these investing options anywhere else, largely in part because of our strategic relationships with national builders due to the volume we do annually.
I hope this helps to add clarity on exactly what we do at RTR and how we help investors get started & scale over time.
