Fixing up to sell and I can not make this up ! When painting my house the painters got bright blue paint on my custom made screens so they decided to cover it up with black spray paint...only problem was they left them on the windows so now there is black spray paint on the window glass ...ughhhh

There is a whole show on ID TV called Fear Thy Neighbor...it sounds like you need to let them out of the lease so they can move some place safe...he won't stop....

I of course will once have certificate of title. They are listed as tenants and seem to be keeping the place up and they have a lot of stuff...so thinking if they want to stay and can pay it will save me time and effort of finding another renter...

I only bid on foreclosure sale properties that are vacant....one came up recently that looked good and I went ahead and bid even though there are folks in there ...I put in my proxy bid and really did not think I would win it since the banks have not been coming off their max bids- but I did ! Does anyone have a sample letter I can send to the current tenants / maybe former owners...I am fine with them staying and paying rent just need contact info etc...I want to sound professional and business like with my first contact. If I have to evict I certainly will just don't want to be threatening till I see what I am dealing with...

Why not straight out sell it if the ARV is $265k and owe $190k and it only requires updating...there is room for a small profit...
