I know you said you were too far along to add a full bath but if it could back up to the other bath could you add a sink and toilet only...I know the weather is different up there but outdoor showers are great...just thinking that folks here prefer a second bath or partial bath even over another bedroom..if not I think the additional bedroom will add value...

St. Augustine is a hot market ...but I was looking in Palatka which is NOT a hot market...however there is some development along the riverfront with new condos being built so I thought I would investigate a property there...this is a small store front agency ...they are not inundated with responses so someone could have answered 2 simple questions or had the information in the listing to start with

My agent was out of town for the day ...so I took it upon myself to ask the 2 simple questions and apparently how dare I :)

It was the listing agent...not sure what a team leader is...are you are saying the team leader would not pass it on or answer the questions ??????

Emailed about a potential property with 2 simple questions...is the current tenant remaining and if so what is the rent...got an automated response that the agent had "signed me up" for her email listings...I never ask for that...why can't she just answer 2 simple questions...are these folks lazy or incompetent or both

It depends on price point and how fast things are moving in your market...I stage a few items in the kitchen and bath for pictures...and have some chairs and tables I got at the thrift store ..add bright pillows and a few plants and place on the porch or deck ...again for pictures...I don't do the rest of the house ...

If you really think they will leave at the end of the month I would just let them go and in doing so not give them an excuse to tear the place up ...most well pumps have a warranty so you should have been able to replace for free...
