Even with the best screening you could end up with an awful tenant and then you are stuck with them for 2 years...what is the advantage

Please do not take this the wrong way but you should have found out this information before you bid and won...not sure what a DA sale is....here at the foreclosure sales you have to have 5% of your bid amount deposited with the clerk before you can bid and you have to bring the full amount of the winning bid back by 2 pm that afternoon or the clerk keeps your deposit so you have to have access to cash...how long do you have to provide the funds ?

I for one have never heard of him...however if you even have to question for one second if his system is ethical I would have nothing to do with it.

My contractor is now 5 months past the completion date called for in our agreement. He "dropped the ball" on getting the electric called in and now because of the storm it could be many more weeks before we get power to the house. He placed appliances in the house and says he wants to be paid. The contract calls for them to be installed. To me if I can't use them or test them they are not installed. Any thoughts ?

Lincolnville is way over priced now that the hipsters have discovered it and of course it was flooded during hurricane Matthew...now the city might make you bring the buildings up to code which can include lifting the houses up ....I would be very careful about any "deals" that suddenly pop up ...here is an article that explains it

I am not doing it however at least 3  houses on one street where I have an investment house are doing it...there are streets where it is legal... not that the city is pursuing anyone yet but I can foresee that at some point they will so if possible I would buy where it is allowed...all that said we did just have a hurricane and the whole city was flooded...probably make it very difficult to get insurance for awhile ...

IMHO we are in a bubble in St. Augustine and there is very little room to make money on investments here and I know there are those who will say there are all these tired landlords and off market houses if you just drive around but really there are not...and now that the foreclosure sales will be online starting Oct 18 and folks all over the country and even internationally can bid that source will dry up because I think at first at least folks will overbid on those properties...that said please be careful about investing in Jax or Palm Coast ...they have their own issues !!!
