If they stand on the open house property they can not be cited correct ? I know it cuts down on exposure though ...

I watch too many Lifetime movies I guess...because I can see the ex jailbird suddenly producing a signed will even though the poor guy is in a coma in ICU and my friend will have to deal with him on that level...

My friend is in a pickle...he is co-owner of a small house and both are listed on the deed...the other owner is in ICU but in the meantime someone he met online who was in jail got released and has decided to move into the house while that person is in the hospital ! The new person wants to be added to the deed...I told my friend he can not be added without both co-owners agreeing and getting it notarized and recorded...I hope I am right and of course he should consult an attorney but I fear there will be some shenanigans pulled to get the new guy on the deed yikes !

Have you tried the tax collectors office to see when the taxes were last paid and who paid them ? If somehow the taxes are being paid the city can not  take the property just because the owner is in jail...at least not here :) once you get the name you should be able to search the online jail and prison records and find out where he is...perhaps he would be happy to sell...

The city may have been putting liens on the property for overgrown weeds...bad roof etc... can you check the city clerk's site to see if any have been recorded ?

St Augustine yes....but the market is hot so there are few deals...and there are NOT all these distressed home owners who will call your bandit signs no matter what you read or hear in a seminar :)  That said you get anything sounds good in St. Augustine NOT Jacksonville then send it  my way !

Check online at the county site to be sure they are licensed and insured..tell them you will have a written contract... no handshake deals....do not deal in cash it messes up your accounting really fast...tell them you will match up every receipt you get with materials on the job...lastly I have had good contractors who all the sudden be it  the drugs or alcohol or whatever kicked in and then they just stopped being good and ripped me off so references are ok but just be aware some of these guys change seemingly overnight

Use a good title company and get clear title and you should be fine...

This may sound extreme but have you thought of legally changing your name ...something more main stream...
