Wow I really admire you for taking this on and bringing it back to where it is habitable...avocado green appliances are back in aren't they :) 

Thanks for the input...I know all about highest and best and bidding wars...I do foreclosure sales and try to bid on auctions...usually not successfully...I do not want this property or I would have bid as you can not make the rail road or the low income housing apartment next door go away...my point was I was astounded the listing agent had raised the price so much and I bet anyone a high dollar beer... that it goes contingent and then comes back on the market at least one more time...

Zillow shows similar homes for sale...

I don't sit on the sidelines... however multiple offers around here is code for the agent is going to decide what the price is and they are not going to come off of it so the house will go contingent then be back on the market then go contingent again and again...just amazing to me that the listing agent would raise the price $10,000 and the poor sellers are wondering why their house won't sell ! 

I was looking at a cute updated (potential buy and hold ) cottage house...however the location was simply awful as the house backed up to low income apartments and the railroad tracks were one block away...the listing agent said there " were multiple offers" so I did not even bother to chase it and now it is back on the market and she has raised the original asking price by $10,000 ! What  

Why doesn't he put in the $100,000 and sell it for 1.2 million....why sell it for $500,000....I guess I am asking why does he need you...that would be my question :)

I do not include a lawn mower...is there any way that you can include lawn service in the rent...I'm thinking of trying that but might have to raise rent too much to make that work...

Be sure it is not in a historic district...

I would like to know too !
