I had the same exact experience...thought an open house was the way to go and not one person showed up so it was back to individual showings...maybe potential renters think there will be a lot of other renters at the open house so they don't stand a chance....

Crickets...I love folks who come here and post and ask a question then never respond...

Unless it is the deal of the century I never take occupied properties...never...that said you probably have to go through the eviction process...I have never had luck with cash for keys but you could also try that...if they seem reasonable they might want to continue to pay rent but most likely they have been squatting and will tear the place apart so I circle back to I never bid on occupied property...

I get exactly the opposite...I meet folks every day who want to get into real estate investing...they want to go with me to foreclosure sales...learn the ropes...you need to find others who want to live and breathe real estate investing ! 

Know this does not apply everywhere however if you are in a historic district you may not be able to level the house...
