Plus don't be surprised if once you can make an offer that another bidder suddenly materializes and makes a higher offer even though the property has been sitting for months and months

I was shocked to see one of my houses listed for sale Craig's List...I texted the guy and he said his "assistant" listed it yeah right and I had it removed and now it is back up with another heading... now he says some company he works with listed it and it will be down in 24 hours...meanwhile if you reply it sends you to some website where you have to pay for "leads" ....how do I make him stop ...he is not a Realtor...

Really a guy who works at the tax collectors office told me some mortgage companies use the highest tax payment ( March)  for escrow and then pay early ( November) and pocket the difference...

To me that is real money...if we pay property taxes early in November we save money ...then a little less in December ...January etc...till you are paying the full amount with no savings in March ...not sure why anyone would wait...the savings for paying early are way more than you get on a CD or bank account....

Every other contractor I worked with filed the notice after I had it notarized...it was part of the job to them...

I drive around the area and it is a red flag if there are a lot of working age folks just standing around...also make sure to drive around at night time too...sometimes decent seeming places are totally different when the sun goes down...

I'm trying to get extensive electrical work done on a rehab and I signed and notarized the notice of commencement so the contractor could pull the permit and they called me on Friday at 4PM and told me I had to file it before they started on Monday...I have NEVER had a contractor tell me I had to file especially when the job is over $6500...that should be up to them ...I do not even know where to file it...am I wrong ?

There is little margin for profit if you get it at $100,000 and repairs are $30,000...how does the wholesaler come up with the repair costs...I find they often are quite low in their estimates and the repairs are usually quite a bit more...but like you say if you can get in at $82,000 then maybe...so I agree stick to your price !
