St. Augustine has a lot of different neighborhoods...beautiful beaches...Intracostal...high dollar golf communities...quaint historic area...older neighborhoods with concrete block homes with big lots being being brought back to mid century style...less desirable neighborhoods that may never be...you need to decide what niche you want to concentrate on...I think you tell which I like....but a lot of buyers and investors have discovered our beautiful slice of paradise and potential deals are difficult to come by...

How anti- climatic ! The sale was canceled between 9 last night and 8 this morning...all that research and anticipation wasted...more sales coming though so hopefully find a good deal soon ! 

Go in change the locks...get help for the dogs...

That is not as good as the two guys at the foreclosure sale who tried to intimidate me and said if I didn't give them $20,000 they would bid it up ...I told them I didn't have $20,000 and went and stood by the deputy who is always there at the sales !

Of course someone else can overpay and get the house and probably will :)  I never said it was a competition... he said he does not want to partner with me that he wants to do it on his own and collect all the profits...and I use my investments to support an animal rescue and a scholarship at the local college for students who are the first in their family to attend college so I do not leave remains scattered in my wake....so I most certainly do support others both human and animal 

I have listings sent to me by Realtors...wholesalers...bird dogs...plus attend tax sales and foreclosure sales and do driving for dollars...deals are few and far between...I called on one yesterday and it already had 5 showings and was under contract in 12 hours...I would buy all day long if the deal makes sense but most are way over priced and can not make money on them as rentals and I don't think appreciation can go up much more...so I really want this one...I talked to him about partnering but he wants to do it on his own so he can make all the money ...

I looked into the furniture rental places and they had low end cheap looking furniture...but if there was a furniture rental place that had higher end products that might be an option...the thrift stores here also have good quality wood tables and chairs it is just a matter of having the time to go look and then coordinating delivery and such 

Casually talking to someone and he says he lost his job and he wants to get into" house flipping" ...the market is insanely hot here and there are very few deals and there is a foreclosure coming up that meets my criteria finally ...he says that is the one he is going after to flip and that he has a family and he needs the money so I should sit this one out ! I have worked hard to be successful but I have to at least consider that he has a point that he needs the money more than me...

The accounting and paperwork...even with Excel it takes a lot of time...

Too much ...and that is when I can get them to show up...
