Welcome to St. Augustine ! The market here in St. Augustine is insane not many deals to be had...I'm sure folks will say invest in Jacksonville...just be really careful with that until you know the areas up there...

Why didn't the seller/owner get him out before this...if he didn't pay rent why would he pay to buy the place...my advice would be to RUN there is something going on here

I went through this recently and my Title Company had to file a termination document with the clerk to close out the expired permit...there were no fines on top of what I paid the title company however it seems to me that is totally different than having work done where no permits were pulled...

No gurus...but a buyer does have to cash the day of the sale....I always suggest folks go to a bunch of sales to understand how it all works...

I would probably go forward with them as tenants...unless you have a lot of other choices...
