Did you follow up ...here I think it is a 3 day non payment of rent notice then a 7 day notice of non compliance  then a 15 day termination notice..all the paperwork is available free on our clerk of the court site...you probably should have posted notices immediately even if they said they were moving out so you did not lose days...try your clerk's office or even contact a lawyer so you know the process for the future

why is it closing so far out ?

Do the numbers still work if you pay the commission ? 

My first thought is NO but what are the numbers...how much in rehab...what can you rent or sell it for ?

Here too...there are very few deals...folks on here will say there are all these off market deals if you just know where to look... not... and all these desperate buyers who will sell for "pennies on the dollar" again not why would they sell to you for nothing when they can get bidding wars on their properties...foreclosures here the bank wants more than market price...so I have no answer for you :) just saying I can't find any properties either 

Get the new unit...here there is only one insurance company that will insure houses with window AC units...I guess because someone could just remove the unit and climb in the house...
