I have electronic keypad locks on some of my houses but they do not lock automatically ...going to investigate the automatic lock option thanks

Update: I attempted to call and got a recorded message...was not interested in listening to a spiel...think some folks are losing potential sales by this type answering service...

I went to check on my houses that are for sale...been cold here so wanted to check the pipes etc...at the first one the front door was not locked I could walk right in...when I went to a second house I have for sale the back door was unlocked ! This was different showing agents...wth...we have a large homeless population... don't want them in there or kids trashing the place or someone stealing what they can to sell at the flea market...is this common...it would not do any good to have the electronic locks that tell you who entered and when...I know who the agents were and they should know better...is this common...are agents so forgetful or uncaring they just routinely go off and leave property unsecured ?

Like most folks I get a ton of yellow letters (even the ones with the fake coffee stain :) ) and postcards...I had one recently and the gal was quick as I had just purchased the home a few weeks ago ...however the house is already under contract...seems like a lot of folks on here question the response rates on the mailings they sent out...I was thinking of texting her that I had received the postcard but house was already gone but ask her to add me to her buyer's list...would wholesalers appreciate that sort of follow-up ?

There is a foreclosure coming up soon to be sold at the courthouse steps however it is a private party lender and not a bank...is there anything that I should be aware of that would be different than a bank sale ? Of course I would do my usual due diligence ...

I appreciate the sophistication of the darker cabinets but here in Florida folks prefer lighter cabinets...some coastal cottages actually chalk paint (for example Amy Howard line at Ace - can paint without sanding ) the cabinets greens and turquoise...of course not for everyone but works here

We need permits here for everything ...especially in the historic district...guess things are different there...in addition contractors can not rent their license out to their friends who owe them a favor...folks here on BP can give all the "legal" advice they want but I stand by statement get a lawyer and if that amuses folks so be it :)

Get a lawyer ASAP
