I like tile best for long term buy and hold rentals...durable and better in a beach town...if I was planning on selling in a year or so I would go with laminate that looks like wood planks as that is very popular here...

I'm sure the snarks on here will say the best tenant proofing is good screening before you rent :) I personally like tile floors...I have given up on wood...laminate and carpet...provide extra air filters for the AC unit (unless you use replacing them as a reason to go by and check out the place every few months) fire extinguisher in the kitchen...make sure smoke detectors are installed and working properly ...if it is a single family be sure the tenants know where and how to shut the water off ...

Yes the ones who post messages or when they speak every other word is an acronym ...I'm sure they think they are so cool talking about ARV and ROI and HML and on and on...to me it screams they just came from a guru seminar or they are too lazy to type out a word...and I don't want to work with lazy...and mostly it annoys me when I have to go look up an abbreviation :)

@Ashlee Doerr There are plenty of investors who would love to work with a quality wholesaler...that said where will you get your inventory...bandit signs and yellow letters and driving for dollars don't really work here because there are not all these "tired landlords" or folks willing to let their property go for cheap...because they don't have to so they won't :)

@Ashlee Doerr Property in St. Johns county is very high priced now and like you said many are being sold before they hit the MLS or the day they do. The rehab projects I have seen are in neighborhoods that no one wants to live in and to top it off there are a lot of hurricane damaged homes and it is very difficult to get anyone to work and do the rehab should you find a deal. The so called wholesalers I have run into do not have deals...they are shady and lastly do not know what they are doing from a legal standpoint. Have you checked out the foreclosure sales ? They are online at https://www.saintjohns.realforeclose.com/
However the banks are not coming off their prices and there are lots of other cash investors just waiting to grab a deal from the auction.

Letter said looking to buy in my neighborhood...no exact address of my house...same basics... are you tired of repairs or tenants but the difference was she was looking for a home for her 88 year old mother that would be near her so would not be stressful for her mother to move...haha kind of like the car for sale that grandma only drove to church on Sunday but it did get my attention...

Jacksonville is a crime ridden hell on earth...just had a shooting involving a 13 & a 16 year old...I would advise waiting 6-12 months before you do anything so you can see what you are up against and hope you get posted elsewhere...just my 2 cents worth !

One staging company I contacted here wanted me to pay them to stage however they also wanted one of their agents to live in the property so I was supposed to pay them to live in my house...I said no...if I wanted a tenant I would rent it out and collect rent not pay someone to live in my house wth ?

Is it really such an imposition to go pick it up...as you say it was in the lease you inherited...I know this goes against the landlords who read too many Shades of Grey and advise training the tenant to serve you :)
