I know this has been addressed but somehow it is different when it is me ! I had a plumber come out to give me a quote on replacing two pvc pipes...he did not tell me when he was coming just texted me he was there and I said I would be there in 15 minutes...it took 25 in which time he called me to demand where I was...at the house he didn't even look at anything just said it would be $10,000 ...if he didn't want the job he should have just said so...I posted on a local group about my experience with him and all his buddies are slamming me for being an investor and trying to "cheap" out...and all investors try to do that to hard working guys blah blah...I will put $30,000 into this house ...using painters and AC guys and electricians etc...plus I took a house that had been empty for 2 years and I will make it into a nice safe home for a family...I bet none of the folks slamming me for being an evil investor add any jobs to the economy or bring houses back to help the neighborhood...why are folks so mad at us...

I agree with others hire a property manager or consider selling the property...

Here at least it is much harder to get insurance with window units because they can be removed and make a good entry point ...

I have a property for sale on Craig's List...I get a lot of wholesalers...who pretend they are "cash buyers"  who say you need to lower your price so I can make a profit and my buyer can make a profit too...what am I missing...why should I do that...I do not need them... I am not in distress...do the seminars teach them that if they ask for sellers to lower their price they will ...they seem to just expect it because they ask...

Is it a white hot market ? I know here ....I can not get an electrician or plumber or dry wall company to give me quotes on a rehab...I will end up paying double or triple to anyone who will just show up ! That said good advice to get a handyman !

If offering cash does not work...our county clerk of court has a free eviction package process online...I would check that out in your county and start the process the day you get the property

As I understand it NO unless the buyer and seller agree and initial the changes on the original contract and exactly how will you release yourself from a legally binding contract ?

Are the sales recorded in your name at the clerk of courts ? If so, get a bolt cutter and enter your property.
