You can text your tenants through appfolio’s inbuilt system however you cannot call them.

I have been having problems getting kicked off the system after writing a response so I just put one sentance up to test it .. still weird but worked.1. back ground check  no one with bad history.2. meet in person 99% of the time3. fly to the market review the projects they have done and are contimplating.4. some skin to start then we do true JV deals IE our money their work.

Thanks  The main thing I look at aside from a reasonable wear layer and pattern & texture (hides scratches) is the quality of the locking system.

Due to managing my own portfolio and wanting a less expensive software system I switched to TenantCloud which is a good PM software too but I do recommend Buildium.

We have a cobbled together system that sure, it works, but when you cobble so much together next thing you need other systems just to help "tape" things together making the tech stack all the taller.

If you have a system to upload without spending too much time I would upload it but if you have limited time it may not have a great ROI at this time
