I had the good fortune to learn a lot of my nuts and bolts from a couple of investors who also taught others.  By attending workshops I guarantee that it saved me months and thousands in mistakes that I avoided from real-world experience and having someone to talk too.  

Now I'm not a fan of the city tours that a lot of the "gurus" are doing.  Each market is completely different and what works in Detroit, wouldn't work in Anaheim and so on.  You have to keep that in mind.  Also, if someone has just "appeared" and hasn't closed on a lot of deals, then buyer beware.  

Unfortunately, only about 10% or less of people will stick to things and follow through with stuff.  People don't like being told the truth that it takes work, time, and FOCUS.  It's too bad that most people don't have the dedication to stick to things.  There is no get rich quick aspect of real estate.  It takes time, and over time, you can build wealth.  

If someone appears and has closed on just a handful of deals, they don't have the experience to teach and aren't doing enough deals.  In the note space, we've seen a lot of "newbie" educators who are working full-time jobs or who aren't closing deals pop up recently.  Buyer beware.  

As far as coaching sales, make sure to find out how much access you will get to the person teaching.  If you'll be dealing with a call center or hourly employee, avoid them!  An employee can never teach an entrepreneur how to succeed.  

My time is valuable and that's why leveraging videos and webinars and FREE resources is great, but you'll never hit bigger numbers until you value your time and avoid the time vampires who don't take action and only complain about a lack of deals or money.  

If you have to advertise or sell with jets and Lambo's, then you are a douschepreneur and are a part of the problem.  I'll gladly take my Dodge Ram and 3/2 1800 sq ft house and use the money saved and put it towards more deals or vacations.  A lot of these idiots selling classes should read the Millionaire Next Door instead of being flashes in the pan.

I would NOT recommend SLS.  I would recommend Madison Management out of NJ as they do a lot of servicing on all types of loans...

They realize the value in outsourcing.  You can't do everything yourself.  They also don't let their lack of personal capital stop them from buying assets.  If OPM is good enough for Warren Buffet, its good enough for you!

Succesful investors are coachable.  They are open to the flexibility of the deal instead of trying to squeeze a square peg into a round hole of an exit strategy.  More money is made in modifying and performing notes vs using notes to expand their fix and flip business.
