We buy in Illinois and yes you need to have a debt collectors license in IL, but this does not stop you from purchasing notes in IL. It is $700 a year. I'd avoid Cook (Crooks) county but the rest of the state is pretty decent!

Read and educate yourself. Start attending REI Club meetings and jump on webinars to educate yourself. Network with people who are actually closing deals and ask their counsel. Avoid the idiots who have never pulled the trigger on deal but feel like they can advise you on your actions.

I've never had a problem with a lost note affidavit on the deals we've bought where we needed one or one was provided.

I would suggest you call two firms. REIGuard.com out of Kansas City can do this along with Ross Diversified Insurance out of Orange County, CA. With us buying pools of notes, we often have to put insurance on a variety of assets all across the country. Great service by both!

2nd's are right now overpriced and scarce. Missouri is a great market but its also a popular market so I'd look to focus on another 3-4 states as well so you have enough opportunities. There are a couple of large Facebook groups and Linked In groups that you can network with as well as here on BP.
