We buy in Illinois and yes you need to have a debt collectors license in IL, but this does not stop you from purchasing notes in IL.  It is $700 a year.  I'd avoid Cook (Crooks) county but the rest of the state is pretty decent!

I'm a huge proponent of Quest IRA. The BEST customer service in the industry...hands down. Add in all the education that they are doing online that is FREE and you've got the best in the industry.

Read and educate yourself. Start attending REI Club meetings and jump on webinars to educate yourself. Network with people who are actually closing deals and ask their counsel. Avoid the idiots who have never pulled the trigger on deal but feel like they can advise you on your actions.

Many people are running around talking about how their workshop or bootcamp is the best in the industry, but they've only closed on a handful of deals. Or you can pay thousands for their coaching only to pad their pockets and you're left with nothing but the lint in your pocket to show for it!

I'm a big believer that actions speak louder than words, especially in the note game! If you are looking for a magic pill to help you find success, happiness, good looks and riches, I'm sorry because it doesn't exist. What I can promise you is that this weekend's Virtual Note Buying Workshop will give you the tools, vendors, sources, and actions to help you take the steps towards success without the upsell or pitchfest from others. We've helped our students close thousands of deals along with raising millions of private capital for their real estate investments. The proof is in the pudding! We'll spend this Friday, Saturday and Sunday going through the Three F's of Note Buying, The Find, Fund and Flip of Note Investing. No smoke screens. No high pressured sales. Just the nuts and bolts of note buying to help you close more deals. So help us "knock out the competition" and claim your championship belt this weekend with me and my amazing guests of speakers! Our workshops are 100% LIVE and Online along with being recorded so you can watch the replays. No need to spend your money on airplane tickets, hotels, or buffets! Save your money to buy more deals! I've never had a problem with a lost note affidavit on the deals we've bought where we needed one or one was provided.

I would suggest you call two firms.  REIGuard.com out of Kansas City can do this along with Ross Diversified Insurance out of Orange County, CA.  With us buying pools of notes, we often have to put insurance on a variety of assets all across the country.  Great service by both!

Hi Eric,

I'll drop you a DM. We're doing a webinar this Thursday on a bunch of CFD's that a private seller sent me with 12-48 months of seasoning.

2nd's are right now overpriced and scarce.  Missouri is a great market but its also a popular market so I'd look to focus on another 3-4 states as well so you have enough opportunities.  There are a couple of large Facebook groups and Linked In groups that you can network with as well as here on BP.
