I would agree with @Chris Seveney comment about performing notes. You can often find deals that have several years of on time payments that can return you a 12% or higher ROI. Instead of dealing with property managers, you deal with a servicing company collecting your payments.

Welcome back.  The note business has changed a bunch in the past three years but it is still a phenomenal strategy for making money in real estate.

There are plenty of private investors at your local REI Clubs or SD IRA Meetups who will fund your deal if it makes sense. We all have to start somewhere and this is the best place to start...

I do a couple of things with IRA investors. One, I spend time pulling public data from the county clerk and county appraisal websites for people who have lent out of their SD IRA or who own property in their SD IRA. These are great leads for investors and potential funding partners! They are the one's actually closing deals.

Exact Data does offer up lists of 401k and IRA owners in counties across the country. They can't tell you if its a regular IRA or SD IRA, but the lists are pretty awesome. If you call Dylan at Exact Data, he'll take good care of you. Minimum order is $1,000 at .06-.14 cents a lead. You get the full name, address, email and phone number sometimes. I love them!

I would suggest you use Quest IRA....they give you a lot of knowledge and education on using your accounts! They might not be the cheapest, but they are the fastest and best when it comes to customer service! Tell them that I sent you and they'll take good care of you!

Yes, your daughter's SD IRA can partner with your account. You just have to make sure that the distribution back into the accounts is equal to the percentage ownership/funded in the deal. Give Quest IRA a call as they can walk you through this pretty easily.
